Residential Exterior Cleaning
No one-size-fits-all. Every surface gets the pressure, chemistry and technique it can actually handle.
House Soft Washing
Siding, stucco, vinyl, soffits and fascia. A soft-wash process designed to safely remove dirt, pollen, algae and surface buildup — without aggressive pressure.
Driveways, Patios & Walkways
Standard, stamped and exposed aggregate concrete, plus pavers and retaining walls. Removes surface buildup and organic staining, and significantly improves appearance.
Roof Moss & Lichen Treatment
Hand-scraped and treated — never pressure washed, which strips granules and shortens a roof’s life. We assess access first and decline any roof we can’t work on safely.
Gutter Cleaning
Gutters cleared by hand and downspouts flushed so water goes where it should. Sold alongside roof work — while we’re already up there safely.
Decks & Fences
A gentle wash for wood and composite that lifts grey weathering, algae and grime without furring the timber or blasting out the soft grain.
Exterior Window Cleaning
Streak-free exterior glass on accessible windows, with frames and sills wiped down. Priced per window, and often bundled with a house wash.

Furnace and Air Duct Cleaning
Every supply and return run, the trunk lines, and the blower wheel where the build-up actually collects — pulled under negative air so what comes loose ends up in the machine, not back in your rooms. Photographs from inside your own ducts, before and after.
Dryer Vent Cleaning
The whole run, from the back of the machine to the cap outside, brushed and vacuumed. Lint is the leading cause of dryer fires, and a blocked run is also why a single load is taking you three cycles to dry.

Central Air Purification
Whole-home purification fitted into the ductwork you already have — sized to your furnace and your square footage, not sold to you by the unit. One system working on every cubic foot of air the house moves, every time the fan runs.
Smoke, pet dander, pollen and humidity are four different problems, and no single box solves all four. We will tell you which one you actually have — and if a better standard filter is the honest answer, we will say that instead.
SolaceAir polarized media air cleaner — $1,100 installed. 97% efficient at 0.3 microns, which is the size wildfire smoke actually is and the size an ordinary furnace filter lets straight through. Fits your existing filter slot, no ductwork surgery, no airflow penalty. UV coil systems $1,350.
Furnace and duct cleaning is $489, and that already covers fifteen vents and registers. Every one after that is a flat $10 — no square-footage bands, no crawlspace surcharge, no counting surprises on the day. Dryer vent is $90 on the same visit or $199 on its own, bathroom fans $75 each. Residential and commercial, serving Kelowna, West Kelowna, Lake Country, Peachland, Summerland and Vernon.

Priced by what is actually in your house, not by a square-footage band. A base rate covering fifteen vents and registers, then $10 each after that.
No home-size guesswork. No confined-space surcharge. No upsell on the day. Most duct companies advertise a low number and rebuild it in your hallway. We charge a base rate that already covers fifteen vents and registers, then a flat $10 for each one after that. Count them below and you have your price before anyone comes out.
Count every floor, wall and ceiling grille, plus the large return-air grilles. Most Okanagan homes land between 12 and 28. Not sure? Give us your best guess — we confirm on site before anything is booked, and the price only changes if the count does.

How the size works. Prices are based on the size you pick — your
square footage is on your BC Assessment notice. We check the property before confirming,
and if it lands in a different band we'll tell you before anything is booked. No
surprises on the day.
Every price includes all equipment and solutions, your landscaping and finishes
protected, and a walkthrough with you before we leave. Results vary with the age,
oxidation and staining of a surface — we'll tell you what cleaning will and won't fix
before you book, not after.

Building Exteriors
Soft washing for siding, stucco and soffits across multi-building sites, plus walkways, parkade entrances and common-area concrete. Scheduled building by building so residents keep access throughout.
Dryer Vent Cleaning, Per Unit
Lint is the leading cause of dryer fires, and in a multi-family building one unit’s blocked run is everybody’s problem. We clean the full run per unit and hand you a completion record for the file — the document your insurer and your council both want.
Gutters & Roofs
Clearing and downspout flushing across a whole site before the wet season, with roof moss treatment where it’s needed. One mobilisation instead of a dozen separate call-outs.
Documentation Councils Can Use
A written scope, before and after photography, certificate of insurance and WorkSafeBC clearance, all in one package — so whoever has to present it at the AGM has something to present.
We can’t publish a flat price for a fifteen-building site — so we publish the process instead.
Send us the address and the scope. We measure off satellite and site plans, walk it if it needs walking, and come back with a written scope and a fixed number — typically within two business days, and never with a salesperson in your lobby. The number we send is the number you pay.

Storefronts, cladding, soffits and signage. Soft wash where the substrate demands it, pressure where it doesn’t — the distinction that separates a clean building from a damaged one.
Concrete, Parkades & Entrances
Entrances, loading areas, sidewalks and parkade decks. Oil and traffic staining lifted, drains protected, and the work staged so access stays open.
Exhaust & Ventilation

Straight talk
What we won’t do
Plenty of outfits will say yes to anything. We’d rather be useful than agreeable, so here’s where we stop: we don’t pressure wash roofs, we don’t take on roofs or heights we can’t access safely, and we don’t guarantee that every mark will disappear.
Cedar restoration, staining and sealing, paint stripping, oxidised-siding correction and heavy oil or rust work are all outside what we take on without a proper review first. If your job needs one of those, we’ll tell you — and usually who to call instead.
